How I Market Your Home in Kelowna

Updated October 2026.

Every REALTOR® puts your home on the MLS® System. What makes the difference is everything around it: how the home is priced, prepared, photographed and shown, and how the offers are negotiated. This page sets out exactly what I do when I list a home in Kelowna and the Central Okanagan, from the first walkthrough to the day you hand over the keys.

1. Pricing from real market data

I start with an overview of current market conditions and compare your home with the most relevant recent sales and the listings it will compete with. The goal is an asking price that draws strong interest in the first weeks, when a listing gets the most attention.

Timing matters too. In September 2026, Central Okanagan single-family homes took an average of 67 days to sell, townhouses 82 days and condos 85 days, according to the Association of Interior REALTORS®. Accurate pricing and good presentation are how a home sells faster than that. Start with a free home evaluation.

2. Preparing and staging the home

Before anything is photographed, I walk through the home with you and give you a short list of the changes that will make the biggest difference to how it shows. That usually means decluttering, depersonalizing, small repairs and simple staging. My Okanagan home staging guide covers the basics.

3. The marketing package

Most buyers see a home online before they ever book a showing, so the listing has to do the work. Every listing includes:

  • Professional HD photography, so the home looks its best on every listing site.
  • Video, with optional aerial drone footage to show the lot, the views and the neighbourhood.
  • Floor plans, with optional 3D floor plans, so buyers understand the layout before they visit.
  • Virtual tours, which matter for out-of-town buyers moving from Vancouver, Alberta and elsewhere.
  • The MLS® System, which puts the listing in front of every local REALTOR® and their buyers.
  • A featured listing on my website and social media, including my Instagram accounts @markdoesrealestate and @themarkdshow.

I list with Engel & Völkers Okanagan, part of an international real estate brand, at 1429 Ellis Street in downtown Kelowna.

4. Open houses and showings

I hold both public open houses and agent open houses. The most effective way to sell a home is to open the doors and get it in front of as many potential buyers, and their agents, as possible.

5. Offers and negotiation

I present every offer to you promptly and walk you through each term: price, deposit, subjects and dates. I bring more than 7 years of professional negotiation and deal-making experience to every negotiation, and you get fast responses and clear advice at every step.

6. From accepted offer to completion

After you accept an offer, I guide you through subject removal, the buyer’s inspection and the steps to completion, and help with moving logistics so nothing is missed. In BC, buyers of most residential property have a 3 business day rescission period after acceptance, so I plan your timeline around it.

Selling a rental or investment property? Tenancy rules affect showings and possession dates, so we plan for them from the start. See my selling page for the full process and my sell my home in Kelowna page for local selling advice.
