Rutland Real Estate in Kelowna

Updated October 2026.

Rutland is on the northeast edge of Kelowna’s core. It was its own town until it joined Kelowna in 1973, and today it is one of the city’s five Urban Centres. Flat valley-floor streets, family homes, a growing number of apartments, public schools for every grade and a direct bus to UBC Okanagan make it one of the most practical places to buy in Kelowna, especially if you want a detached home without paying lakeside prices.

Where Rutland is

Rutland sits east of Glenmore and the city centre, with Black Mountain rising above it to the east and Belgo and Dilworth on its edges. Highway 33 runs through the heart of the neighbourhood and continues east toward Big White. The Rutland Urban Centre is the commercial core along Highway 33 and Rutland Road, around Plaza 33, Centennial Park, Willow Park Plaza and Lions Park.

Homes in Rutland

  • Detached family homes on flat lots, from older homes to newer infill.
  • Townhomes and duplexes, a common step up from a condo.
  • Low-rise and newer apartment buildings, mostly close to the Urban Centre.

Rutland is changing. The City’s 2040 Official Community Plan aims for about 2,883 new homes in the Rutland Urban Centre and another 2,259 in the surrounding core of Rutland by 2041, and the Rutland Exchange is one of Kelowna’s provincially designated transit-oriented areas, where more housing is expected near the bus exchange. For investors, that means steady rental demand near transit; for buyers of older homes, it means new buildings may appear nearby.

  • Shopping. Plaza 33 and Willow Park Plaza cover groceries and daily errands, along with the shops and restaurants of the Rutland Urban Centre.

What to check before you buy in Rutland

  1. Age of the home. Many Rutland homes are older. A good inspection matters, and homes built before 1990 may contain asbestos in materials such as drywall compound, flooring or textured ceilings. If you plan to renovate, consider asbestos testing in Kelowna before work starts.
  2. Suites. If a home has a suite, confirm it is permitted with the City before you count on the rent.
  3. What can be built next door. With more density planned around the Urban Centre and the Rutland Exchange, check the zoning around any home you are considering.
  4. Your budget. If this is your first purchase, my first-time home buyer plan covers down payments, programs and closing costs, and what $800,000 buys in Kelowna shows how far a mid-range budget goes.
