Kelowna Neighbourhoods I Serve

Updated October 2026.

Kelowna is spread around Okanagan Lake, and each part of the city lives differently: walkable condos downtown, beaches in the Lower Mission, views and newer homes on the hillsides, acreages on the rural benches. I help buyers and sellers across all of Kelowna, plus West Kelowna and Lake Country. Use this page to compare areas, then open the guide for each one.

Central Kelowna

  • Downtown Kelowna: the most walkable part of the city, on the lake, with condos from low-rise buildings to new towers.
  • Glenmore: north of downtown and central to most of the city, with established family streets.
  • Rutland: on the northeast edge of the core, with flat streets, schools for every grade and a direct bus to UBC Okanagan.

The Mission and South East Kelowna

  • Lower Mission: south of downtown along the lake, close to the beaches.
  • Upper Mission: the hillside above the Lower Mission, including Kettle Valley, with newer homes and lake views.
  • South East Kelowna: the rural benchlands, with orchards, vineyards, acreages and small wineries.

North and east hillsides

  • Wilden: a master-planned hillside community in north Kelowna, with trails and newer homes.
  • Black Mountain: on the east side of the city, with newer subdivisions and valley views.

Beyond Kelowna

  • West Kelowna: across the bridge on the west side of the lake, with vineyards and lake views.
  • Lake Country: north of Kelowna, between Kelowna and Vernon, with lakes, orchards and acreages.

How to choose a Kelowna neighbourhood

  1. Start with your week. Where you work or study, which schools you need and how much you want to drive will narrow the list quickly.
  2. Pick the home type. Condos cluster downtown and near the urban centres, newer detached homes on the hillsides, and land on the rural benches and in Lake Country.
  3. Check the school catchment for any address on the SD23 catchment map.
  4. Visit at different times. Traffic, noise and sun change a lot between a weekday morning and a summer weekend.
