South East Kelowna Real Estate
Updated October 2026.
South East Kelowna is the rural side of the city: orchards, vineyards, hobby farms and acreages spread across the benchlands, with small family wineries and quick access to the backcountry. It suits buyers who want land, space and quiet, and are happy to drive into town for most errands.
Where South East Kelowna is
South East Kelowna is commonly described as the rural benchland south of Mission Creek and south east of the Mission, rising toward the hills on the east side of the valley. The City of Kelowna does not publish a formal boundary for it, so local descriptions vary. Kettle Valley is usually treated as its own neighbourhood within the Upper Mission; I cover it on my Upper Mission page.
Much of this area falls under the City’s Rural Lands designation. The 2040 Official Community Plan protects agriculture here and says land outside the Permanent Growth Boundary will not be supported for further subdivision, which keeps rural properties rural.
Homes in South East Kelowna
- Acreages and hobby farms, often with outbuildings, room for animals or space for a large garden.
- Orchards and vineyards, some of them working farms.
- Custom homes on larger lots, many with valley or lake views from the benches.
- Older rural homes on generous parcels, which can be the most affordable way to get land inside the city.
Because so much of the land is agricultural, supply is limited and every property is different. Two acreages with the same price can differ a lot in water, zoning and what you are allowed to build, so the details matter more here than anywhere else in Kelowna.
Living in South East Kelowna
- Wineries. The South East Kelowna Wine Trail is mostly small, family-owned wineries, including Meadow Vista Honey Wines, Priest Creek Family Estate Winery, SpearHead Winery, The Vibrant Vine and The View Winery.
- Golf and trails. Gallagher’s Canyon Golf and Country Club is in the area, the Mission Creek Greenway follows the creek along the north side, and the road to Myra Canyon and its Kettle Valley Rail Trail trestles climbs out of South East Kelowna.
- Schools. South Kelowna Elementary on Spiers Road is in the area, and older students travel to schools in the Mission or Rutland. Check the catchment for any address on the SD23 catchment map.
- Getting around. This is a car-dependent area with limited transit. Most residents drive to the Mission, Rutland or downtown for shopping and services.

What to check before you buy an acreage here
- Agricultural Land Reserve status. Find out whether the property is in the ALR. ALR rules limit what you can build and how the land can be used, including additional homes.
- Water. Confirm where domestic and irrigation water come from, what it costs, and any water rights or allocations that come with the land.
- Septic. Rural homes often rely on a septic system. Ask for its age and service records, and consider an inspection.
- Farm status and taxes. Ask whether the property has farm classification with BC Assessment and what is needed to keep it.
- Wildfire and insurance. Many rural properties border grassland and forest. Ask about FireSmart work and confirm home insurance early.
- Subdivision plans. Do not count on splitting the land later. The City’s plan does not support further subdivision of rural land outside the growth boundary.
