Wilden Real Estate in Kelowna
Updated October 2026.
Wilden is a master-planned hillside community in north Kelowna, set on the Glenmore Highlands between Okanagan Lake and Glenmore Road. It has been built in phases since 2003, and about half of its 1,447 acres is planned to stay natural, so trails, ponds and viewpoints run right through the neighbourhood. If you want a newer home with views and trails out the front door, and still want to live inside Kelowna city limits, Wilden belongs on your list.
Where Wilden is
Wilden sits north of downtown, above Glenmore, on the slopes that rise toward the lake. Most day-to-day shopping, services and schools are down the hill in Glenmore, and the airport and UBC Okanagan are both on the north side of the city. The community is made up of around 30 smaller neighbourhoods, each with its own mix of homes, connected by roads and a growing trail network.
The City of Kelowna’s 2040 Official Community Plan treats Wilden as one of its approved suburban neighbourhoods and plans for about 1,631 new homes here by 2041, one of the larger allocations outside the urban centres.

Homes in Wilden
Wilden is developed by Blenk Development. The first phase started in 2003 and the second in 2006, and building in those two phases is expected to continue for years. That gives buyers a wider choice than in most Kelowna neighbourhoods:
- Detached homes, from the craftsman-style homes of the first phase to the more modern Okanagan designs of the second.
- Building lots for buyers who want to build their own home.
- Semi-detached homes and townhomes, a lower-maintenance way into the neighbourhood.
- New construction from builders such as AuthenTech Homes, Fawdry Homes and Rykon Construction.
A third phase, with a proposed mix of single-family homes, duplexes, townhomes and condos, has been submitted to the City but is not expected to start construction before about 2030. If you are buying near the edge of the current build-out, ask what is planned next to you.
Buying new? In BC, new homes built by licensed residential builders must carry home warranty insurance. Ask for the warranty details, the builder’s licence and the completion timeline before you sign. My buying page explains how I handle the process.
Living in Wilden
- Trails and nature. Hiking and mountain bike trails, ponds and lookout points are part of the community, and a further 25 km of trails is proposed in the third phase.
- Schools. Wilden does not have its own school yet. School District 23 lists a new elementary school for the Wilden area in its capital plan, but it is not yet funded. Check the catchment for any address on the SD23 catchment map before you buy.
- Research homes. The Wilden Living Lab, a partnership that includes UBC Okanagan, studies energy-efficient home building in the community.
- Getting around. Wilden is a hillside, car-oriented neighbourhood. Glenmore’s shops and services are the nearest, and downtown is a short drive south.
What to check before you buy in Wilden
- View and slope. Views are the reason many people buy here. Check what could be built below you, and how the driveway and lot handle snow.
- Future phases. Ask what is planned on nearby vacant land and when.
- Wildfire readiness. Like most of Kelowna’s hillside neighbourhoods, Wilden borders forest and grassland. Ask about FireSmart measures and confirm home insurance early.
- Warranty and deficiencies. For newer homes, find out how much of the home warranty remains and whether past deficiencies were fixed.
- Price against comparable sales. Newer hillside homes vary widely in price. For the citywide picture, see my September 2026 market update, and for the top of the market, my Kelowna luxury real estate page.
